Every door. Every dollar.

For PM-managed owners
You own the properties.
Your PM owns the dashboard.
AppFolio, Buildium, Yardi — software that works for your manager, not for you. All you see is a PDF a month. RentMetrics turns those statements into a dashboard that’s yours: cap rate, cash-on-cash, collections, arrears, across every property and every manager.
Every number keeps its receipt
Click any cell — especially the odd ones — and see the statement line it came from. Nothing is ever just a number.

Reads the statements you already get
No PM logins, no API keys — it reads the owner statement you already receive, and we tell you honestly which formats are production-ready.
For DIY landlords
Simpler than QuickBooks.
Smarter than your spreadsheet.
Log rent and expenses by hand — same grids, same metrics, whether a manager runs your buildings or you do. A good spreadsheet can do a lot of this — if you build it, and keep every formula honest. Here it’s just how the grid works: actuals behind, live now, projected ahead.

OpEx and CapEx, kept apart
Every expense is an operating cost or a capital investment. NOI stays honest, and CapEx sits below the line where it belongs.

The grid knows what each tenant owes, so a short month shows up the day it happens — not at year-end.

Market rent data
Know when it’s time
to raise the rent.
Every property gets a live market-rent estimate — pulled from comps at setup, refreshed quarterly on every paid plan. It sits beside your contract rent, so under-market doors surface themselves instead of hiding in a hunch.

FAQ
Fair questions,
straight answers.
Do I need to give you access to my property manager’s account?
No. RentMetrics works from the owner statements you already receive. There’s no login to share and no API to set up — your PM never has to be involved. Nothing to connect, no one to ask.
What if my properties are managed by more than one company?
That’s exactly who we built this for. Statements from different managers roll up into one portfolio P&L. Today, most owners have no way to see that combined view at all.
Which property managers do you support?
Any that send you an owner statement. We’re sharpest on AppFolio and Buildium, with Yardi and Rent Manager support expanding. We tell you honestly what’s production-ready versus in beta — we’d rather under-promise on a format than get a number wrong.
How do I know the imported numbers are right?
Every imported statement is reconciled against its own totals — the line items have to sum to what the statement says. Anything that doesn’t add up is flagged for you to review before it touches your books. You confirm before it’s saved.
I self-manage some of my properties. Does that work?
Yes. Enter those by hand in the same dashboard. Manually entered and statement-imported properties share one set of metrics and one portfolio view — and nothing starts over if you later hand a property to a manager.
Why doesn’t RentMetrics do deal analysis or underwriting?
On purpose. RentMetrics is the record of what your portfolio actually did — reconciled, sourced, and yours. Deal analysis is a different job: it runs on assumptions, ours runs on actuals. An accountant doesn’t also sell you the deal.
Which plan has which features?
They are the same product. Annual is a third off for paying up front — that is the only difference. Monthly costs more because you can leave any month; annual asks for the year and prices that commitment. No tiers, no AI credits, no add-on packs. If you can count your doors, you know your price.
Can I get my data out — for taxes, or if I leave?
Always. Schedule E–ready export for tax season, and open CSV/Excel export of everything, on any plan, at any time — free tier and cancelled accounts included. Holding your data hostage would contradict the whole point.
